Our typical First Year Anniversary New Home Warranty Inspection includes:

  • Review warranty documentation to ensure proper warranty paperwork was filed by the builder/seller

  • Verify all proper permits were filed with the city/county

  • Inspect sitework including grading and drainage

  • Inspect concrete including:

    • Expansion/contraction joints

    • Cast-in-place concrete (floor cracks/foundation cracks/garage floor)

    • Pitting/sealing/spalling

    • Settling of steps/stoops and garage floors attached to home

    • Standing water on stoop
  • Inspect masonry including non-structural foundation wall cracks and cracks in masonry walls or veneer

  • Inspect rough carpentry including:

    • Floors and sub-floors

    • Uneven wood floors

    • Bowed walls

    • Out of plumb walls

  • Inspect finish carpentry including:

    • Trim workmanship both inside and outside of home

    • Clearance of wood siding with finish grade

    • Counter tops that are separated from wall

  • Inspect thermal and moisture protection (where accessible) including:

    • Basement/crawlspace leaks (where applicable)

    • Insulation

    • Louvers and vents

    • Roofing and siding

    • Sheet metal

    • Gutters

    • Leaks in exterior walls where not properly sealed or caulked

    • Interior water seepage
  • Inspect doors and windows including:

    • Warpage and splitting of exterior and interior doors

    • Proper operation of sliding doors

    • Proper operation of wood/plastic/metal windows

    • Weather stripping and seals
  • Inspect finishes including:

    • Lath and plaster

    • Gypsum and wallboard

    • Ceramic and marble tile

    • Finished wood flooring

    • Resilient flooring

    • Exterior paint

    • Wall coverings both interior and exterior

    • Carpeting

    • Stucco
  • Inspect all other specialties including:

    • Louvers and vents and ventilation of attic and crawl spaces

    • Fireplaces and chimneys
  • Inspect all other "equipment" including:

    • Laminate flooring and countertops

    • Cabinets and drawers

    • Gaps between cabinets and walls
  • Inspect mechanical items including:

    • Plumbing

    • Heating

    • Cooling

    • Evaporative cooling systems for proper operation

    • Ventilation systems
  • Inspect electrical systems including:

    • Service entrance wiring

    • Distribution wiring

    • GFCI protection

    • Electrical outlets and switches

    • Builder-installed fixtures
